Luxury lifestyle branding, scent, hospitality, and emotional storytelling.
A development shaped through strategy, design, and intention.
A strategic shift transformed this project from a collection of lots into a fully realized, master-planned community - elevating its projected value by over $13M.
When we entered the project, there was no defined identity - only a completed home, surveyed land, and early ideas.
No name.
No positioning.
No long-term vision.
Rather than sell individual lots, the development was repositioned as a fully controlled, builder-led community.
This ensured:

Stag Brook Cottages was developed to balance strength, nature, and refinement - drawing from the land itself and the legacy of estates such as Biltmore Estate.
Each cottage was individually named and designed to feel like a landmark.

We developed the full community plan, including layout, flow, and experience.
A defining feature became Stag Brook Park - a stream-side green space with walking trails and access from every cottage.

We curated home designs, developed a unified color system, and ensured all elements aligned with the established theme - creating a cohesive and timeless aesthetic.

We supported the full release of the development - from MLS strategy and listing copy to broker presentations, staging coordination, and sales materials.

Stag Brook Cottages emerged as a cohesive, elevated development - designed to attract a more discerning buyer and support long-term value.
The Cottage Collection is an 80-page luxury editorial publication, conceived and published by MD Marketing & Media, crafted to present the development as a complete and immersive experience.
We partner with select clients to create properties and brands that command attention—and value.
